Your own private haven

The ancient building - with its thick stone walls, chestnut beams and terracotta floors - was built robustly, working to make power with the water from its stream. Rustic and characterful, the house is situated on three levels, overlooking the waterfall, and a few paces from the rockpools in their glade. The stream is shallow but the pools have stayed watery each summer for many years.

The house has spacious accommodation for up to 10 people in 4 bedrooms, and is well equipped for cooking,  playing, exploring, relaxing. It has WIFi, woodstove, guitar, books, outdoor furniture on the terrace and portico - linen and laundry, a host of kitchen utensils: everything you need for a comfortable stay.

Renovations began in 1990, and have kept its rustic character and simplicity, with chestnut joinery and terracotta floors. The mill equipment sits in its original place at the base of the building, awaiting restoration. Restoring power (micro hydro electricity) from the Torrente Vertola - a tributary of the Tiber - is our next goal.

 
 
 
 

 

ROOMS


The whole house comprises of 4 bedrooms, 2 kitchens, 2 bathrooms, 2 large living areas, 2 porticos and an outdoor deck. The house can be rented as a whole sleeping 8-10, or just the upper level for smaller parties

Upper Level

1 bedroom with double bed
1 bedroom with 1 double bed and 1 single
1 bedroom with 2 single beds
1 double sofa-bed in living area
Living area with dining table for 8; sofa area; wood burning stove. In the ‘snug' part of the living area lives "Molly" our guitar, a selection of games, books and maps.
Kitchen fully equipped with gas hob, fridge, dishwasher, plenty of utensils, basic spices, herbs and oils included
Bathroom is a generous size, with a shower, toilet, bidet and basin
Al fresco dining - overlooking the waterfall is a deck with table, chairs and loungers - and a dining portico with bread oven
Two minutes walk takes you to gentle clear stream with smooth rock pools for bathing

Lower level

1 bedroom with large double bed
Living dining area with dining table for 4, single sofa bed, wood burning stove
Kitchen with electric fan oven / grill, fridge and gas hob
Comfortable bathroom with large shower, toilet, bidet and basin
The two levels each have their own entrance, and are connected to each other by an internal stair, which can be closed off if required

Free wifi is available throughout the house

There is no telephone landline at the property, and no TV. Mobile phone signals can usually be obtained in or near the house; however, signal strength is not dependable

Washing machine located in laundry room in the lower part of the house. Portable drying rack available

Hot water and gas is all run from gas bombolas

Each guest is provided with freshly laundered towels. Beds are made up ready for arrival with seasonally appropriate freshly laundered linen. Plentiful bathroom mats, tea towels etc are provided

Hairdryer, hot water bottles, blankets provided

There is no central heating, however both of the living rooms have a wood-burning stove. There will be a supply of firewood for you in the woodstore, to carry to the stoves using baskets provided

Portable gas heater available for cooler seasons

There is no air-conditioning. Electric fans are provided for use in bedrooms during summer months, and shutters can be closed to keep heat out during the middle of the day. Most windows have insect screens

The cost of hot water is included in the rental. An electrically heated hot water storage cylinder supplies the upper level, and another supplies the lower level. Water cylinders need to reheat once emptied

For larger parties, 2 additional portable folding beds are available

 

 

ACCESSIBILITY & Children

An adventurous and absorbing location for children: stream, rockpools, hilly terrain, and abundant fauna and flora. Smaller children will always need supervision; the house is set into the side of a hill, with some unprotected drops, and around it wraps an access road that leads up the hill to a handful of farm properties. From the deck (which has a low wall on 3 sides) you can access natural shrubs/ woodland en route down to the rockpool; it is not a tended or enclosed garden, but natural land that goes with the original watermill. The original old stairs inside the house bring masses of charm, however they could be challenging for anyone unsure of their footing. The hillside setting and several levels regrettably provide significant challenges for wheelchair users.
